What personal identification do I need to provide for a home loan application?
You’ll need a current passport or birth certificate, plus your driver’s licence. If any of these documents are in your maiden name, you’ll also need to provide a copy of your marriage certificate. Additional useful ID includes your Medicare card, credit or debit card, council rates notice, or a pensioner concession, health care, or tertiary student ID card. Not sure what applies to you? Self-employed applicants generally need to provide their last two years of personal and business tax returns, along with the corresponding ATO assessments. Lenders may also request other income details, such as rental income statements, dividend or interest income, or documentation of any government benefits you receive. For refinancing, you’ll need documentation on your existing loan, including when it commenced, the loan period, and any early exit penalties. You’ll also need six months of statements for your current home and personal loans, your most recent council rates notice and building insurance policy, and your latest credit card statement (or six months of statements if you carry a balance). If you already own investment properties, you’ll need evidence of rental income, a copy of the tenancy lease, a council rates notice, and a letter from a property manager estimating likely rent for the new property. You’ll also need six months of savings and investment statements, a copy of the Contract of Sale, and your most recent credit card statement. For a construction loan, you’ll need a valid fixed-price tender from your builder that includes all specifications, along with a copy of your council-approved plans.
